The short answer

Rent a dumpster for a long, messy project where you or your contractor will be generating debris over many days, such as a full gut renovation. Book junk removal when the stuff already exists and you want it gone in one visit, especially if it is in a basement, upstairs or a detached garage. Junk removal prices: quarter truck about 4 cubic yards $241, half truck about 8 cubic yards $431, full truck about 16 cubic yards $732, with carry-out and disposal included.

Who does the lifting

This is the biggest difference. A dumpster is a container. You fill it. In a Detroit house that means carrying everything from the basement, up a narrow stair built in the 1920s or 1940s, out the side door, down the drive and over the dumpster wall.

With junk removal, the crew does all of it, from any floor, with no stairs fee. For a basement full of furniture and boxes, that is most of the job.

Think about the heavy pieces specifically. A chest freezer, a cast iron tub, two radiators and a sleeper sofa all have to be lifted over the side of a roll-off by whoever rented it. With a pickup, they are on the list: $146 + $185 + $123 + $123 + $149 = $726 for that set, carried out.

Where a dumpster goes in Detroit

A roll-off needs a flat, solid place to sit and room for the truck to drop and collect it. In Detroit and the inner ring, that is often a problem:

  • Narrow driveways between houses, sometimes shared.
  • Alley-only access to a detached garage, where a large truck may not fit.
  • Street placement, which may need city permission. Check with the city before having one dropped in the street.
  • Driveway damage from a heavy container on old concrete or asphalt.
  • HOA rules in Troy, Novi, Canton or Macomb Township subdivisions that limit how long a dumpster can sit.

Junk removal needs only a place for the truck to park for the length of the job.

Winter and timing

From December through March, a dumpster in a Detroit driveway collects snow, freezes and blocks the plow route. Snow and ice inside the box take up space you are paying for.

A pickup is in and out. We run 7 days a week, 8am to midnight, and same-day pickup is available when you book by 4 PM.

What you can put in it

Dumpster companies restrict what can go in, typically including tires, appliances with refrigerant, paint and hazardous materials, and they price heavy materials like concrete and shingles carefully because of weight. Ask before you load.

On our list: paint is accepted ($30 per gallon can), tires are $22 each or $87 for four, concrete or masonry is $219 per quarter truck, roofing shingles $48 per bundle, and refrigerators $164. Hazardous waste is handled case by case.

The open-box problem

An open dumpster sitting for a week is an invitation. On blocks with vacant parcels, other people's junk can end up in it, which uses up your space. Detroit takes illegal dumping seriously, with fines per Outlier Media's 2022 reporting starting at $200, but that does not help when your rental box is half full of someone else's mattress.

A pickup leaves nothing sitting outside.

Three Detroit jobs, and which way each goes

A full gut of a Corktown cottage. Plaster, lath, flooring and framing coming out over two or three weeks while a contractor works. Debris is generated daily and the contractor is on site to fill a box. A dumpster usually makes sense here, provided there is somewhere legal to put it.

An inherited bungalow in Grandmont Rosedale. The house is full but nothing is being built. The family wants it empty before the listing. Everything already exists, much of it in the basement. One or two booked visits, priced from photos, often a full truck at $732.

A Troy kitchen remodel. The contractor handles demo debris in their own container, but the old appliances and the garage overflow are not part of their contract. A gas range, a French door fridge and a quarter truck of garage boxes: $137 + $183 + $241 = $561, picked up before demo day so the driveway is clear.

Price comparison by job

Load sizeFlat price
1/4 truck (~4 cubic yards)$241
3/8 truck (~6 cubic yards)$338
1/2 truck (~8 cubic yards)$431
5/8 truck (~10 cubic yards)$513
3/4 truck (~12 cubic yards)$587
7/8 truck (~14 cubic yards)$661
Full truck (~16 cubic yards)$732

When comparing against a dumpster quote, add the value of your own time carrying everything out, any permit, and any overweight or prohibited-item fees. A garage plus basement cleanout that fills a 3/4 truck, about 12 cubic yards, is $587, carried out and done in one visit. A bigger job that needs a full truck and a quarter is $732 + $241 = $973.

Which to choose

  • Dumpster: multi-week renovation, contractor on site, debris generated day by day, room for the box.
  • Junk removal: stuff that already exists, basements and upstairs, tight driveways or alleys, winter, or a deadline.
  • Both: a dumpster for demo debris, and a pickup for the furniture and appliances before demo begins.

Frequently asked questions

Is junk removal cheaper than a dumpster in Detroit?

It depends on the job. Junk removal includes the labor and carry-out; a dumpster does not. A full truck of junk removal, about 16 cubic yards, is $732.

Do I need a permit for a dumpster in Detroit?

Placement in the street may need city permission. Check with the city before having one dropped.

Can you load from my basement?

Yes. Crews carry items out from any floor with no stairs fee.

Can you take concrete?

Yes. Concrete or masonry debris is $219 per quarter truck.

How fast can you come?

Book by 4 PM for same-day pickup, 7 days a week.

Can I use both on one project?

Yes. Many renovations clear furniture and appliances with a pickup before demo, then use a container for construction debris.
