The short answer
Estate cleanouts are priced by how much of the truck they fill. A full truck of about 16 cubic yards is $732; a half truck of about 8 cubic yards is $431. A modest house with a basement and garage often lands around one full truck. A large three-story house plus basement can need two: $732 + $732 = $1,464. Heavy specialty items like an upright piano ($364) are priced separately. Everything is carried out from any floor, and the price is set before you book.
Why estates are a big part of Detroit
Detroit's population peaked at 1.8 million in 1950 and was about 700,000 by the time of the 2013 bankruptcy. The city's 2025 estimate, 649,095, is its first population increase since 1950. Seven decades of that left a large stock of houses passed down within families, often to heirs who live elsewhere, and a growing number being bought and restored.
The houses themselves are old. Most Detroit ZIP codes report a median year built of 1939 or earlier. Historic districts like Indian Village (National Register 1972), Corktown (1978), Woodbridge (1980) and the Palmer Park apartment district (1983), plus Boston-Edison and Brush Park, hold large houses with narrow back stairs, full basements and third-floor rooms.
The suburbs have their own version: long-owned postwar ranches in Livonia, Dearborn Heights and Warren, and large family houses in the Grosse Pointes, Birmingham and Bloomfield Hills, where the same owners lived for 40 or 50 years.
Before the cleanout
- Walk the house with the family first. Mark what stays with tape or sticky notes, room by room. Photographs, papers and anything with sentimental value come out before any hauler arrives.
- Find the documents. Deeds, titles, tax records and old bank statements tend to hide in desk drawers, basement boxes and closets.
- Sell what has value. Solid wood furniture, tools and collections may be worth an estate sale or a dealer visit.
- Set aside donations. We try to donate usable items when local charities accept them, but if a specific charity matters to the family, contact it first.
Why the curb rarely works for an estate
The City of Detroit's free bulk pickup takes up to 2 cubic yards a week, set out by 7 a.m., and never in front of a vacant lot. A full truck is about 16 cubic yards. At the curb, that is roughly eight weeks of someone carrying furniture out of the house and checking it was collected, which is hard to manage for an heir in another state. Going over the weekly limit in one go was reported by Outlier Media in 2022 to carry a $1,500 fine.
The curb also excludes things estates are full of: old tires in the garage, auto parts, cans of fluids, metal pipe, and anything over 50 pounds from a renovation. Those need another route regardless.
Estate cleanout pricing
| Load size | Flat price |
|---|---|
| 1/4 truck (~4 cubic yards) | $241 |
| 3/8 truck (~6 cubic yards) | $338 |
| 1/2 truck (~8 cubic yards) | $431 |
| 5/8 truck (~10 cubic yards) | $513 |
| 3/4 truck (~12 cubic yards) | $587 |
| 7/8 truck (~14 cubic yards) | $661 |
| Full truck (~16 cubic yards) | $732 |
There are no volume discounts. A large house uses multiples of the same tiers.
Heavy and specialty items
Older Detroit homes are full of things that do not fit neatly in a truck tier.
| Item | Flat price |
|---|---|
| Upright Piano | $364 |
| Baby Grand Piano | $438 |
| Cast Iron Radiator | $123 |
| Bathtub (cast iron) | $185 |
| Grandfather Clock | $82 |
| Cabinet / China Hutch | $160 |
| Armoire — Large / Double (Solid Wood) | $197 |
| Safe (Large / Gun Safe) | $260 |
| Hospital Bed (Electric) | $145 |
A large house with an upright piano in the parlor: $732 + $732 + $364 = $1,828.
Worked examples
- A 1940s brick house in East English Village, furnished, basement and detached garage: about a full truck, $732.
- A Livonia ranch where the family has already taken what they want: about a half truck, $431.
- A Grosse Pointe colonial, three floors and basement, plus a hospital bed from the last years: $732 + $431 + $145 = $1,308.
- An Indian Village house with a full attic and basement: $732 + $732 = $1,464, or more depending on the attic.
- A University District Tudor near Detroit Mercy, mostly cleared by the family, with the basement, a china hutch and a gun safe left: $431 + $160 + $260 = $851.
A photo walkthrough of each room and the basement gives a firm price before booking.
How the day runs
- Price it from photos. Every room, every closet, the basement, the attic and the garage. Note anything heavy: pianos, safes, radiators, a cast iron tub.
- Pick a 2-hour arrival window. Same-day is possible when you book by 4 PM, but for a whole house most families book a few days out so access is arranged.
- Walk the crew through what stays. In person, by phone, or with clear tape marks. Anything marked stays in the house.
- Top floor and basement first. Crews usually work from the hardest spots outward, so the main floor stays passable.
- Approve any change. If something turns up that was not in the photos, like a second basement room, the price changes only if you approve it.
Paint is accepted. Hazardous items like old pesticides or fuel are handled case by case, so mention them when you book.
Working with executors and out-of-town heirs
Many Detroit estates are handled by family members who live in another state. The booking works without anyone flying in: get a price from photos, choose a 2-hour arrival window, and arrange access with a neighbor, a realtor or a lockbox. The price only changes if you approve it.
If the house is going to a buyer who will renovate, coordinate so the cleanout happens before contractors arrive. See also renovation debris removal in Detroit and hoarding cleanup cost in Detroit. Start with a photo quote.
Frequently asked questions
How much does an estate cleanout cost in Detroit?
It is priced by truck volume. A half truck is $431 and a full truck is $732. Large houses may need more than one truck, for example $732 + $732 = $1,464.
Do you remove pianos during an estate cleanout?
Yes. An upright piano is $364 and a baby grand $438, priced separately from the truck tiers.
Do I need to be there?
No. You can get a price from photos and arrange access. The price only changes if you approve it.
Will you donate items from the estate?
We try to donate usable items when local charities accept them and recycle whatever we can. Donation is not guaranteed.
Do you charge more for third floors or basements?
No. Crews carry items out from any floor with no stairs fee.
Can Detroit's bulk pickup handle an estate?
Only slowly. It takes 2 cubic yards a week at the curb, so a full-truck house is roughly eight weeks of set-outs, and tires, auto parts and fluids are excluded.
