The short answer
A partial cleanout is priced by item: sofa $126, queen mattress $103, dresser $126, with a $100 order minimum. A full apartment is usually priced as a truck-fill tier: a half truck of about 8 cubic yards is $431, a 3/4 truck of about 12 cubic yards is $587. Carrying from any floor is included, with no stairs fee. If your building needs a certificate of insurance, it can be emailed within 1 hour.
Detroit is a renters' core
Downtown Detroit's ZIP 48226 is only 6.3% owner-occupied. Midtown's 48201, home to Wayne State and its nearly 24,000 students, is 11.0%. That means a steady cycle of move-ins and move-outs, and a lot of apartments emptied against a lease deadline.
The buildings vary more than in most cities:
- Downtown towers and converted lofts: loading docks, freight elevators, building management with rules.
- Midtown walk-ups and mid-rises near Wayne State, and Brush Park's rehabbed mansions split into units.
- Lafayette Park, the Mies van der Rohe towers and townhouses that became a National Historic Landmark District in 2015.
- Palmer Park's historic apartment buildings, listed on the National Register in 1983, many without large elevators.
Studio and partial cleanouts
A Midtown studio, emptied for move-out:
- Futon: $111
- Full mattress: $94
- Bookshelf: $72
- TV under 42 inches: $62
- Standard desk: $83
Total: $111 + $94 + $72 + $62 + $83 = $422.
Leaving only the bulky pieces behind? A sofa and a queen mattress are $126 + $103 = $229.
A Lafayette Park one-bedroom where the tenant is keeping the kitchen and small things but dropping the big furniture: sofa, queen mattress, box spring and a standard dresser is $126 + $103 + $92 + $126 = $447. Once the list runs past five or six large pieces, a truck tier is usually the simpler way to price it.
Full apartments by truck tier
| Load size | Flat price |
|---|---|
| 1/4 truck (~4 cubic yards) | $241 |
| 3/8 truck (~6 cubic yards) | $338 |
| 1/2 truck (~8 cubic yards) | $431 |
| 5/8 truck (~10 cubic yards) | $513 |
| 3/4 truck (~12 cubic yards) | $587 |
| 7/8 truck (~14 cubic yards) | $661 |
| Full truck (~16 cubic yards) | $732 |
As a rough guide: a furnished one-bedroom often lands around a half truck ($431) or 5/8 truck ($513). A furnished two-bedroom with a storage locker often lands around a 3/4 ($587) or 7/8 truck ($661). A photo of each room gives a firm price before booking.
Suburban complexes are a different job
Outside the core, the apartment stock changes. Southfield has office-tower apartments around Southfield City Centre; Ypsilanti's rentals turn over with Eastern Michigan University; the inner-ring suburbs like Ferndale, Hazel Park and Royal Oak have small walk-up buildings and flats over storefronts.
- Garden-style complexes usually mean a long walk from the unit to the truck, sometimes across a parking lot. That carry is part of the list price.
- Second- and third-floor walk-ups are common in older Oakland County buildings. No stairs fee.
- Assigned storage cages in the basement are easy to forget. Clear them in the same visit; the leftovers in a cage often add a quarter truck on their own.
Winter adds one thing to plan for: icy exterior stairs and unplowed lot corners. If the path to the door has not been salted, tell management before the arrival window.
What your building will ask for
A certificate of insurance. Most managed buildings want one naming the building before any vendor comes in. Ours is emailed within 1 hour of the request.
An elevator reservation. Book the freight elevator or a service window with management first, then book the pickup into that window. You choose a 2-hour arrival window, so match it to the reservation.
The loading dock. Downtown buildings often limit dock hours. Ask management and pass the details along when you book.
Walk-ups. Many older Midtown and Palmer Park buildings have no elevator at all. Crews carry items out from any floor, and there is no stairs fee.
Leaving it by the dumpster is expensive
Apartment dumpsters are not for furniture. A sofa left next to the building's compactor becomes a charge against your deposit, and if it ends up on the street, Detroit treats it as dumping. Fines per Outlier Media's 2022 reporting start at $200 for a first offense under 5 cubic yards.
The City of Detroit's free weekly bulk pickup takes up to 2 cubic yards at the curb, but in a large building trash may run through the property's own arrangements rather than the city's curb. Ask management how bulk works in your building.
Cutting the bill before pickup day
- Sell or give away the easy pieces first. A clean dresser or desk near Wayne State at the end of a term finds a new home quickly. Whatever is left gets priced.
- Bag the small stuff yourself. Loose kitchen items and clothes are cheaper bagged: a bag of clothes is $35, a trash bag $35.
- Break down flat-pack furniture only if it is easy and you want to; it does not change the item price, but it can shrink a truck-fill load.
- Send one photo per room, including closets and the storage cage, so the quote covers everything.
Timing a move-out
Most leases turn over at month-end, so that is when elevators and docks are hardest to reserve. Book a few days ahead if you can. Same-day pickup is available when you book by 4 PM, and we run 7 days a week, 8am to midnight, which helps when the elevator is free only in the evening. Get a price from a photo. Students should also read the Wayne State move-out guide.
